INV's hotel portfolio has the largest asset size of JPY 612,281 million (104 properties, 18,871 rooms) among all J-REITs (real estate investment corporations which are listed on the Tokyo Stock Exchange Real Estate Investment Trust Securities Market).
They own the Sheraton Tokyo Bay, a popular Disney hotel, along with many other hotels around the country including the Mystays chain.

Discounts at the Sheraton Tokyo Bay. You also get a preferential rate at hotels in the Iconia group. For the Sheraton discount, you have to call or email reservations directly, but for Iconia hotels you'll get a code which you can use to book online.

The Sheraton discount is a pain to use while comparing other rates so I haven't bothered to check to see how it compares to something like a Marriott member rate. The Iconia rates do seem to be mostly lower, although not by a huge amount from what I checked out. You can probably get comparable or better rates on 3rd party booking sites, but if you want to book direct then I suppose this probably going to be the best option.
